We pull the county appraisal record — owner, account number, assessed value, square footage — and show you your fee tier and an estimated savings number on the spot. No signup yet, no email collected, nothing committed. You see the math before you decide.

You sign the appointment of agent and pay your flat fee

We auto-fill Texas Form 50-162 (the “Appointment of Agent for Property Tax Matters”) with your property details and our agent information. You type your name to e-sign — your signature, IP address, and timestamp are recorded. Then a one-time card charge for your tier fee ($149 to $349 depending on your home's assessed value). That's the full payment for the year. There's no commission, no “contingency cut,” nothing else you owe regardless of outcome.

We file your protest with the appraisal district

We file your signed Form 50-162 plus a Notice of Protest with the appraisal district that handles your property (Tarrant Appraisal District for Tarrant County, etc.). From this point forward, the district sends all communications about your property to us. You don't need to forward anything, sign anything, or follow up.

We build your case and negotiate your value down

We pull comparable sales data, recent sales of similar homes in your neighborhood, equity analysis (how your assessment compares to similar properties), and condition evidence where applicable. We submit informally with the appraiser's office first — most cases resolve here with a settled value. If the informal offer isn't fair, we go to the Appraisal Review Board hearing on your behalf. You don't need to be there.

You get the email with your result and your savings

When your protest is final — usually mid-summer — you get an email with the original assessed value, the new assessed value, the dollar reduction, and the estimated tax savings. Your local taxing units use the new value to calculate your bill in October, so the savings show up automatically on your tax bill. You don't do anything else; we've handled everything with the district. We also save the full evidence packet for your records in case anything comes up later.

Why this works the way it does

No commission means our incentives are clean.

Companies that take a percentage of your savings have an incentive to inflate the “estimated savings” on your front-end quote and to push aggressive numbers that don't hold up. We charge a flat fee, so the whole game for us is to do the work right and keep you as a customer year after year. Your win is our win — but only because you stick around, not because we get a piece of the upside.

Predictable cost

You know what you owe before we start. The fee is set by your home's assessed value tier, charged once, and that's it for the year.

Aligned incentive

The bigger your protest savings, the better your renewal value with us — and you keep every dollar above our flat fee.

Texas-only specialists

We only handle Texas property tax. Our agents have ongoing relationships with the appraisal districts we work with, every year.

A few practical things to know

Deadline to protest is May 15 in most counties
If you sign up before then we file with time to spare. After May 15, late-filed protests are accepted in some narrow situations but it's much harder. Don't wait until the last week.
Most cases resolve without an in-person hearing
Roughly 70-80% of our protests settle informally with the appraiser's office. The rest go to a formal hearing — which we attend on your behalf. You don't have to take time off work.
Your homestead exemption is unaffected
Protesting doesn't risk your homestead, over-65, disability, or any other exemption you have. We just contest the appraised value, separate from exemptions.
If the value doesn't come down, you still pay our fee
We charge for the work, not the result. That said, our success rate is around 75-80% on residential, and for the cases that don't reduce, you get our full evidence packet for your records — which is often useful in subsequent years.
