In Texas, every appraisal district reassesses every property every January 1st. Your protest only adjusts the value for that specific tax year — next year's notice arrives fresh, often with the value bumped right back up.
Property values in Texas have been rising steadily, which means the appraisal district is genuinely trying to keep up with the market. They use mass appraisal models that don't account for the specific facts of your property — its actual condition, comparable sales that didn't quite hit the same price, equity differences with neighbors whose homes assess lower.
Each year, those facts have to be presented to the district again. Customers who protest every year typically save more cumulatively than people who protest once and stop — by a wide margin, because every year of compounded reductions stays with you.
The state's 10% appraisal cap on homestead-protected homes helps, but only kicks in if the new value exceeds last year's capped value by more than 10%. Many homes hit the cap every year, which is exactly when protesting matters most.
